AP Project Named Finalist for Best New Office at D CEO Real Estate Awards

The Vari office project in Coppell, for which AP was the lead general contractor, was named a finalist in D CEO’s Commercial Real Estate Awards annual program. Competing in the Best New Office space category, the office project is the new global headquarters for Vari, the Texas-based workspace innovation company helping businesses unlock the potential of their space and their people.

On 10 acres, the three-story, 180,000-SF tilt-wall construction building at 450 North Freeport Parkway includes large exterior balconies, an open lobby concept, open staircases, touch-free building apps, a 4.5K SF fitness facility and garage parking. Despite significant industry delays for supplies, labor and equipment, AP completed the entire project in one year.

In addition to housing Vari employees, the new space features 120,000 rentable square feet of flexible office space, called VariSpace, allowing tenants to tailor workspaces to their specific needs.

“The pandemic rapidly changed the rules for innovation and flexibility when it came to workplace structure and interaction,” said Bob Lemke, vice president of operations at AP. “This is a timely project as the adaptability of the workplace becomes front and center for many operations.”

The building is a certified healthy and green work environment and has received Fitwel certification based on wellness criteria such as:

  • Policies encouraging the use of stairwells over elevators
  • Indoor and outdoor amenities such as a fitness center and walking trails
  • Standing desks, collaboration spaces, and a healthy marketplace
