Completed using tilt-up construction, this office project involved building a complex, two-story, Class A office building on a former landfill and swamp. Through close collaboration, AP successfully overcame multiple challenges – extensive debris, high groundwater, collapsible soils and soft spots – to build this high-end project adjacent to a refinery with heightened security and safety parameters. Certified as LEED Silver, sustainable features include a raised floor, sink faucets designed to reduce water usage by 40%, 139 occupancy sensors and 33 daylight sensors that dim lights during bright days, among many others.

Building on a former landfill and swamp, which meant unknown amounts of debris, high ground water, collapsible soils and soft spots, next to an active refinery site with heightened security and safety parameters required creative thinking and collaboration from start to project finish.
The project included 258 H piles to support the foundation, 3,200 yards of concrete, 34,405 yards of asphalt and 314 tons of steel.
Complicating the project were the requirements for a methane mitigation system and a separate odor mitigation system, the need to reroute two major streets and a site with no existing City sanitary connections.
More than 60 different subcontractors worked on site, totaling 190,000 man-hours, without a lost time incident, and the project was delivered on budget and within the owner-requested accelerated time frame.
