Overview

The transformation of 14 floors within the 50-story Santander Tower represents a landmark adaptive reuse project in the heart of Downtown Dallas. The conversion reimagined former commercial office space into 291 luxury apartment units, delivering a dynamic live-work environment that supports the city’s ongoing urban revival.

In addition to the residential units, level one was fully renovated to provide elevated amenities, including a future leasing office, library, lounge, retreat spaces, and high-end finishes throughout. Residents enjoy a robust amenity package featuring a fitness center, Pilates studio, pickleball courts, and expansive outdoor spaces constructed atop the existing garage structure—including a private courtyard, outdoor kitchen, pool area, and dog park.

Delivering the project within an occupied high-rise required precise coordination, phased floor turnovers, and meticulous logistics management. All materials and debris were transported via a single freight elevator, and high-impact work was carefully scheduled during nights and weekends to minimize disruption to existing tenants.

Despite asbestos discoveries, evolving finish selections, and complex vertical logistics, the project was completed on schedule. The team logged more than 1.3 million man-hours without a lost-time incident, demonstrating a strong commitment to safety and execution.

The finished product stands as a shining example of multifamily adaptive reuse—bringing new residential energy to Downtown Dallas while preserving the tower’s commercial vitality.

AP’s team also stood out for their innovative and solutions-driven mindset. By fostering strong communication and collaboration between their team and trade partners, they consistently found ways to move the project forward rather than allowing roadblocks to hinder progress. This approach, combined with their meticulous management of contingencies, resulted in the project coming in under budget—a significant achievement that further solidified our trust in their capabilities.
