The 5,000-sf tenant improvement project consisted of selective building improvements to an existing core and shell office building. Areas that received impressive upgrades included the facility storefront entrance, high-end millwork in the café, new landscaping with vertical transpiration, multi-colored stone pavers, and a feature canopy on the north entrance of the project. The canopy consists of structural steel columns and beams with a built-in drainage system, and 38 sheets of structural etched glass roofing panels. Lighting upgrades included 30 Italian manufactured LED downlights.
The project was completed on time and under budget by working closely with subcontractors and consultants to assure submittals were approved quickly and schedules were updated accordingly. Communication with the owner, consultants and other on-site tenants remained strong throughout the process.
