This Design-Build project consisted of a 184,000-sf, ground-up manufacturing building, including 35,000-sf of second level mezzanine, 60,000-sf of office, 30,000-sf of clean rooms, firing rooms, building connectors, food service, loading dock and amenity space.

AP utilized laser scanning of the existing structure used for multiple tie-ins to existing building façade and structure. This combination of Virtual Reality and Augmented Reality walkthroughs of design with user groups allowed for real-time feedback and design modifications. AP worked closely with RTX and their various program groups to finalize the designs and implement in the field. The value management process was continuous for over a year. Major items included a reduction totaling 40,000-sf and reconfiguring the building. The central plant was simplified from being able to support an additional future building with large expandable water cooled chillers to a smaller (1,200T) air cooled plant.
Corgan created a strong, branded atmosphere in the heart of the facility and increased overall functionality by creating zones for customer meetings and establishing a relationship to the lobby through the use of similar materials and an interactive display for Raytheon materials, products and awards. Staff and support spaces radiate out from the meeting spaces. A social lounge area has direct access to natural light and access to outdoor space.
