Overview

AP completed a two story medical office building (MOB) as the first phase of a master planned healthcare project, delivering both a core and shell structure and interior buildouts for approximately 80 percent of the facility. The 25,500 square foot first floor features 60 exam rooms, 21 physician offices, a pharmacy affiliated with Baylor Scott & White Health, and lab shell space for future medical services. The second floor spans roughly 21,500 square feet and includes a 6,000 square foot imaging center equipped with MRI, CT, radiology, and R/F technologies, as well as accounting offices for the family medicine suite and a specialty clinic operated by Baylor Scott & White Health.

More about the project

The exterior combines brick, plaster, composite panels, and curtain wall, with a drop off canopy at the main entrance. The project also included surface parking, landscaping, and a 33,000 cubic foot underground stormwater detention system beneath the fire lane to manage site drainage. Due to the sensitive nature of the detention system, the construction team carefully coordinated crane paths, concrete truck routes, and heavy deliveries to avoid placing excess weight on the structure. Concrete paving and parking areas near the detention system were pumped in place to protect the underground vessels and maintain site integrity.

This thoughtful planning allowed AP to successfully complete a functional, modern medical office building while navigating complex site constraints and integrating specialized medical, administrative, and imaging facilities into a single, cohesive campus.
