This 57,000 square foot renovation project, developed by Crow Holdings and designed by O’Brien Architects, included upgrades to an existing office property in Dallas. The work involved adding a new elevator to an existing parking garage originally constructed in the 1960s, along with the installation of a new HVAC system serving an existing tenant space and additional building improvements.
During construction, the project team assumed the role of general contractor after the previous firm was unable to complete the required work. From that point forward, the team coordinated demolition and structural modifications within the aging garage despite the absence of original as built documentation. Through proactive planning and coordination, the team also accelerated procurement of the new elevator system and air handling units, allowing the building to be conditioned sooner and supporting the tenant finish out work that was occurring concurrently within the space. The result was a smoothly completed renovation that enhanced the functionality and performance of the existing building.
